01 The brief

We meet

Before I look, I listen. The brief is yours, not mine — and we will spend the time to get it right.

The first conversation is short, personal, and obligation-free. We talk about your life, your rhythm, your reasons — not square metres.

I will ask about your routines, your work, your family, the climate you keep coming back to in winter. Whether you want sea or hills. Whether you want neighbours, or the kind of silence you only get above the road.

02 The selection

I curate

A short list. Always short.


Twenty years of relationships made visible — including homes that will never reach a portal.

I do not send PDFs of forty homes. I send three to five, all walked by me, all with their honest story written next to them.

Roughly one in three is off-market — owners I have known for years, ready to sell to the right buyer, but not ready to be public.

03 The visit

We visit

Together, in person.


I will walk every home with you, and I will tell you what I would tell a friend.

One day, two at most. We start with the longlist on paper, and we end with the one you can imagine living in.

I drive. I bring the car, the contacts, the local lunch. If something feels wrong, I will tell you on the spot — and we will not waste another half hour pretending.

04 The home

I guide

From offer to keys, and after.


Negotiation, notary, mortgage, residency, household. End-to-end. One number — yours.

The notary signing is the middle of the work, not the end. I stay until the home is yours, and yours is the kind of home you wanted.

If you need an architect, an interior designer, a household manager, a school for the children, a doctor — I have known mine for years, and I make the introductions.

Fee

Plain, written, yours.

A retainer to begin, and a success fee at signing. No double commissions. No referrals from the seller side. The number is on the table, in writing, before we begin.

Typical engagement: 1.5% – 2.5% of acquisition value, with a floor. Discussed in the first conversation.
